@William Vreeland, Nashville to Knoxville is a 3 hr drive, so unless you family is consistently in Knoxville, I am not sure how having family in one city is beneficial to investing in another.  

Every year, the local Housing Authority in my neighborhood issues a market rate report for apartments, listing fair market rents for studio, 1br, 2,3 br etc. 

But beyond that, Texas offers consistent population growth and strong job markets, which create ongoing demand for housing and commercial spaces.

Below are estimates of the housing shortage by different institutions:The National Association of Home Builders (NAHB) estimates a shortage of 1.5 million units (2021 data).Freddie Mac’s estimate is a 3.8 million unit shortfall (Q2 2020 data).A report commissioned by the National Association of Realtors (NAR) (2021 - Rosen Consulting Group) suggests a 5.5 million unit housing shortage.No matter which data source you choose, there is a massive shortage.

We still own property in Texas, and the pricing here for renovation and maintenance is consistently 1.8-2x what we pay in Houston and Central TX.
