A couple of newbie mistakes  1) slightly overpaid on the initial buy 2) Underestimated monthly expenses ( insurance, pool service) 3) slightly overestimated what I can command for rentThe positive is there is a 25% equity in the house in an area that seems to not be slowing down as far as real estate climate.

The reason I recommend this approach is that you will have 3 and when you eventually move out, you'll have 4 units to spread risk across, instead of just 1 unit as you would with a single family house.Once you have everything rented, I would start doing renovations so the property looks updated, will command higher rent and you can cash-out refi to pull equity out and use it for your next property purchase.

With that said, the pockets where there are neighborhoods that have side by sides tend to be a lot more in demand and command a higher selling price as compared to up/downs in the same market. 

I honestly think it needs to be in very good condition to command that rent.

I'm not sure about South Philly but in areas like Brewerytown it seems like off-street parking on a new construction commands a significant premium vs. a similar house without.

There is something incredibly powerful that happens when you command your thoughts, stand firm against all resistance, and go directly into the very heart of the storm.

You could have a duplex and software would show you the same results for both units for ADR and Occupancy but if one side has a hot tub, high end appliances, bikes, etc, you are going to command a completely different price then the other one that has none of that.
