So if you can collect rents into your business either by deeding the properties to your LLC (be careful of the due on sale clause on your mortgages) or by signing a master lease between you and your LLC and having the LLC sublet then that may help.

You have a mortgage on it so no one's going to go after you; you'll just need good rental insurance and (recommend) an umbrella policy. $200-300 per month isn't great, so make sure it really makes sense to keep it as a rental.

I see credit cards and car loans as , but I do not see mortgages being paid down by the tenants as debt as bad debt.Because of the 4 reasons that are listed above I was very skeptical and even today I have not went through his whole program.

@Dave Harlan They have an amazing product but your better off using a mortgage broker with a great reputation for customer service because they offer wholesale pricing advantages to their brokers and the only complaints I've ever heard about them have come from service issues on the retail side.

I know I can reach out to some mortgage brokers to connect me with a private lender for most of the mortgage and then I would just need another lender to supply the down payment and renovation money.
