I would suggest that you find a partner or mento who has done it before.Many of the investors that I work with in your position find that buying New Construction investment property from a builder is a better option.

But I don't think I fully understand the law surrounding this and the actual ways it should be used.As I understand it, this is what you could do with such a clause if you are buying a property and the seller is financing it to you:As an example using easy numbers, you could buy a property through seller financing for a price of $100,000.

Buy: $284,900Rehab: $115,000Holding: $16,500 Points: $3,413 Selling fee: $30,000Insurance hold: $2,000-$2,500 (maybe get back $1,000-$1500 if you close quick)Other title/escrow purchase: $2,500ARV: $500,000Profit: $46,587 (9.25% approx) I would do the deal, especially if you get that gap for rehab closed 3-4 months and tighten up the rehab costs too ($100,000)
