As long as your comfortable with your numbers and the sustainability of your cash flow there's nothing wrong with higher equity to get that cash flow.Or the other way with 2 smaller properties like @Peter Mckernan said.That's the beauty of the 1031.

If it's solid wood, it can be sanded numerous times.....a recent rehab where the floor was thrashed got 3 heavy re-sands, ended up being one of the most beautiful floors anyone had ever seen.Also, I would look at jacking up the center floor a bit while you're at it.

Im going to flesh out some of my thinking here and excuse if its convoluted as Im also here trying to figure this out in real time....Here goes...I think the spike of sales prices we saw in 2021 were people who were overpaying and not really reflective of the true value at that moment.
