That said, if you can gain some basic knowledge and take away a few good nuggets from a course as a newbie, then it could be a good starting point (of course the best starting point is doing what you are doing here, engaging the BP community).

Hire an assistant to screen tenants, show properties, and delegate maintenance calls to above mentioned trades... basically handle it all early on and then build into employing those who manage your properties?

I was looking for an investment property that fell into the 1% rule as anything higher is basically impossible so close to NYC.

Basically, they will put 5-7 properties into a fund, all value-add, all in their preferred areas like D-FW.

Cohosting and learning the basics of property management will go a long way in comparison to trying arbitrage. 

Or does this basically PAY THEM to cherry pick properties from a bunch of wholesalers?
