Do you like going to the theme parks or the shopping/dining that is here due to all the tourism, or just a clean, friendly city?

The off-season in these areas usually falls outside the summer months when beach tourism is at its peak. 

We could easily move to the Midwest where its cheaper and live a very comfortable life, just as you could move to Philippines or Vietnam and live like royalty if that's the lifestyle you want.  

I worked in the hospitality industry for a while, and it seemed like the A+++ B&B's, hotels, etc. weren't affected by recession too much, but other places (esp. those that relied heavily on tourism) got hit pretty hard with vacancies whenever the economy turned south.

The service & tourism industries, from what I've heard for the last 6mo, are in dire need of affordable & quality housing. 

It's a booming tourism area now.  

Property taxes are low (.68%) there are good paying jobs, year-round good weather, tourism, landlord-friendly laws, Sporting Events, entertainment, and good schools.

There are lots of upsides to choosing this strategy:Lower entry point for pricing (since it’s mostly condos)Can experience higher returns than LTR, especially during high tourism seasonsAirBnb has made it easier than ever to book your propertyBut despite all this goodness, I can’t help but issue at least a word of warning regarding the future of Phoenix area short term rentals.Disruption = Legislation & RegulationAirBnb has been not only a complete disruptor to the hotel industry, it’s also been a disruptor to local neighborhoods and property owners.And with that, comes lots of regulation. 

Panama City Beach appreciation was 18.7% last year, and our local tourism boards are heavily focused on making us a 365 day-a-year destination.
