Most STR owners joined the game during/since COVID and does not know what normal looks like causing newer owners to panic and drop rates to rock bottom (4 bedrooms with indoor pools during spring break art $229 a night when the Holiday Inn Express is $249 a night).

The main purpose of getting a property is that I want to use it as an investment property where I could have tenants or maybe even air bnb something that would bring me cash flow, I was wondering if anyone has any advice on loans or agents or maybe even any ideas/strategies that would be good insight on helping me beginning my journey.

In Denver and Colorado Springs here, there's a style from the late 50s and early 60s that's great for the house-hack hopeful where when you enter the backdoor you can either turn left/right through a doorway into the kitchen or you go straight down a stairway into the basement.

My tenant is clearing out right now, and at the rate he has been packing and moving, I think he will be gone within 24 hours.I'm tempted to throw an air tag on his car, so I can have knowledge of his new whereabouts for this purpose.

.- remember that you'll be paying all utilities if you rent by the room, so factor that into what you charge for rent, and consider using remotely-controlled nest thermostats so they can't jack the heat up beyond what any normal person would pay for (if you're in a cold area). the same could be said for a home with central air in a warmer climate.- consider baking into the rest biweekly housekeeping, so that you know that the property is being kept up with (prevents pest issues), and you won't have to deal with any quarrels over who's cleaning the common areas more than who.- always have the parents co-sign the lease.- make a manual for them. what would your own kids be calling you about when they first move out on their own?

Concessions could be utilized in a greater percentage of transactions as buyers look to reduce out of pocket expenses or offset costs to their representatives in instances where seller paid buyer commissions are not an option.High level, in the immediate future I don't think too much changes (beyond mechanics) for spring transactions.
