Many want to do the right thing but some people abuse lack of knowledge or abuse power.

I have woman applicants, victims of abuse applying.

You could include utilities into your price but then run the risk of them abusing that.

It's about 1 mile from the base area and right across the street from a bus stop.

Normally, if it is wear and tear, the Landlord is responsible and if it has been abused, then it is the tenant's problem. 

They pay for their screening if they want to be considered and that screening will not only give us credit, criminal and sexual harassment but it will most importantly give us how long it will be until they are "mortgage ready."
