The patch between the mountains and I25 is small, so it stands to go up in value (similar to Golden outside of Denver.)

I was able to find someone who could come out that week, but he said that he could not just repair the patch of subfloor.

First of all, make sure you have ALL the colors or they left you the colors for any patch up you will need to do.Ohh and work with a designer.. don't do this on your own unless you're a professional designer and get professional photos.This is NOT your home.

You should deduct the amount it would cost to have a painter come in and patch / repaint the walls. 

it was Originally a patch and paint job, to a complete gut reno. 

No patch jobs anywhere so My former inspector concluded it might last another 4~5 years more but that was 10 months ago, when I purchased this property.  

Your only option is; if you have more of that flooring, hopefully you kept a box, then a good flooring installer can cut out the messed up pieces and patch in new boards.
