Something to consider for the average investor that is curious about DSCR, there are plenty of fine print items. 

We finished remaining incomplete items and correct those items done incorrectly.

The plans and specifications for the improvements must be itemized along with an estimate for how long the construction period will last.

Their pricing isn't all that great but the service is good and they will wrap an umbrella liability policy around all of your personal items as well as up to 10 properties. 

It's not investment, and it's certainly riskier, but it's not some absurd concept.Leasing an item to use in business is pretty standard.I don't see why leasing an apartment or house to use as a short term rental is any crazier than renting a crane and using it in construction.

I imagine sometimes people do not steal items (though sometimes they probably do), they likely break them and then they throw them out as to not be charged for them.

The one's I've been able to find either own/operate and aren't open to a partnership.I'm interested in doing this is Oklahoma (where I already have rental properties) and I'm also interested in doing this in San Diego with our primary residence once we move in a few years (we're a military family). 

Keep in mind these are 2 completely separate items. 

I have properties with swimming pool and playground so I am well aware of the risk management side but a winter item like this is a new for me! 

I need some help in assessing if this quote is fair for the items listed in the pic.
