Things you will need to add to your budget:1) Second kitchen ... possible another washroom;2) Separation of utilities (may as well eliminate this burden from the start); 3) Separation of HVAC; 4) Separation of {supply} plumbing (another thing to accomplish upfront if you can)5) Fire separation of the two units.  

If you don't believe that the best investors are working that quickly, you may as well pack it in. you also must consider that someone is paying a licesnsed professional to perform these services for you.
