If you do make offers based on that limited info, do you adjust your offer if, after looking at more detailed info like p&l and tax returns, the numbers are worse than anticipated?

Some more details:  the property currently has all 3 other units rented out for 800, 750 l, 565 and the 4th unit I would occupy.

Ask for the trailing 12months P&L, and you can derive NOI from there  (Net income-operating expenses).  

As others have mentioned: in your situation it sounds like you should be working with a commercial bank.There are times, if all the other aspects of the deal make sense, you can use a hybrid of a historical and proforma P&L if there are <12 months rental information.

You will l want to know what those are and account for them.

@Steve L., Those would most likely still be qualified as improvements on property and not the purchase of property themselves even though it is on the settlement statement. 

I am also now using it to better see my assumptions, P/L and "exit strategies".
