One piece of advice I took from Brandon Turner is do one thing each day to move the needle forward. 

Lucie have no macroeconomic data. they have lots of people moving here but last I checked new builds in those areas were going below $200 per square foot which is absolute garbage from national builders. sarasota will not crash that market is unbelievable.

We had a unit that was ready for open house this mid November that took 4 open houses to get a tenant moving in Christmas day (i know strange move in day, chose by the tenant).

I'm currently looking to either buy a turn key multi-family or BRRRR a multi.

Move on.If they say, "maybe" or have lots of questions about the details, then move forward and pursue.#3  TRUST.   

Hi Becca,PM charges 8% and I tried protesting taxes, didn't work.As far as renting rooms,that is something I'd consider if the current tenants move out.They've been reliable for many years and I wouldn't feel good about asking them to leave. 

I started at the bottom and moved my way up.

We know 3 of the units can't be the issue since they either moved in or out while this was happening. 

The first hurdle was convincing them to leave via cash for keys.
