I love the idea of filling that niche, but I'm not finding much in the way of vacation rental property management companies in the Park County (Como, Jefferson, even Hartsell) area.

Needham decision (Circuit Court of Jefferson County and not binding on any other courts, but still provides insight into how judges think about these things), the failure to obtain possession within 3 years of the tax deed date is fatal, and means the former owner (the company) can get the property back and not pay you anything at all. 

Only Jefferson County has a special law that protects it in such circumstances. 

It's also important to realize, as a previous poster mentioned, you're dealing with a large sprawling metropolis with small ecosystems within it.

@John Busch, My personal home used to be on a septic system, in a different section of Jefferson County. 

@Royce Jefferson It's risky....keep one unit vacant for 1 year, or put one of units utilities in your name and put a family member in there for 1 year.  

But when I have vacancies I will put a little sign in the grass at turn signals traffic lights and on the lawn near the vacancy, the crazy thing about this is I get calls from people who qualify to rent my buildings.So the handwritten sign says, "For rent 5600 block of Jefferson, available now.

Honestly, though, I don't much bother to remember the names.Recent bands wise, Bare Naked Ladies is one of my favorites.Long term, Grateful Dead (the only band I've seen multiple times in concern, including KC MO one night and STL the next), Hendrix, Jefferson Airplane (not Starship), Hot Tuna, and Spirit.I'll also admit I like classical music and opera.
