He was eyeing a property with a HELOC attached, and we found out.. from what I've herd, banks can be a bit cautious when there's a second lien.

Have you found lenders willing to provide this, or are you using alternative sources to bridge the funding gap?

The person who found the deal, future partner, found it off market, turnkey, under market rents.

Found the owner and asked if they would like to sell.

Hello everyone,I’m currently exploring ways to find off-market real estate deals and would love to get some advice from this knowledgeable community.What strategies or tools have you found most effective in identifying off-market properties?

I (we) have only been sued once on a property that was in my wife's LLC, and we settled before we found out if they other person was going to be able to pierce the veil of her LLC. 

The problem I found with them is that they have so much going on.

Or perhaps you’ve found success with other strategies like lease options?

This may warrant a separate post but we found it strange that the initial service call to diagnose the microwave issues (~$90) was in late August, but they didn’t order the microwave until late September (~$670).
