Being a kind landlord and having to rent to bad tenants is a mismatch, maybe its because I'm female, but every now and then I still get disheartened.

I recently had trouble with one of my tenants, and got with my HOA and they told me my female tenant had their boyfriend staying in the unit.

Noone could / can afford my services and I have been scrounging ever since.I am currently renting, but according to my female mentor, I am crazy and can do everything she is doing if I "just do it."

@Jay Hinrichs Well that was a different way to put this into your real perspective which is pretty clear that because @Liz Cole and I are females we will not be putting on tool belts!

@Nancy Stark It is damn hard to find a good female mentor in Jacksonville.

Husbands huff and puff but at the end of the day its the wife that will make the final decision to pull the trigger and that decisions is based on female things IE how the house looks  whats in the kitchen the bathrooms the master etc. 

Does that make females 'Governess'?

You're also a guy, so you can afford to take a little more risk than a female in terms of where you live and who lives with you.  

I was at an open house that was rehabbed.The entire house was rewired.The closets had lighting in them.Every female that walked through the house, said: "I wish that my closets had lights in them."

If you wonder, have one of your female friends (not your wife) walk through the place and let you know what they notice.
