There's so much opportunity in this market.

I have done some research, but I’ve found that many mentors and coaches are asking for significant fees, which feels like a large financial commitment, especially as a newcomer to real estate investing.

We're relatively new STR owner/operator in Highlands and have been very pleasantly surprised with demand even outside the peak summer season.

And I agree, an investor that does zero diligence, doesn't value capital, and wants to find a structure that's RE related but not REITs, the debt behind it, syndications, etc.

We have couple turnkeys, and couple of BRRRs that we did so far (all are single family residential properties with long-term tenants).We are interested in exploring commercial real estate, and wanted to get all of your help in getting started. 

We are considering stepping in and trying to buy the place, but looking for some guidance on STR and what kind of money this place can bring in.

Next, plan on inspecting your properties every 90 days; you can communicate this to the tenant as you ensuring the property is in good order and to help you plan for repairs/future improvements. 

We are just starting to research and plan for a move out to the southeast somewhere, still in early planning phase.
