If Yardi comes up with just an accounting platform using the 7s module, I would use it as my primary accounting software.Customizing the account trees is something I miss when it comes to financial reporting.

. #2 my cabinets are new, I don't want them scratched and I swear they push me on this all the time (crappy 3M taped battery operated led strips, hooks for dish towels, luckily no screws) so I can point them to the lease when they violate. #3 I am sick of being left with random paint and chemicals (that sometimes I have to drive to the dump) and crappy mops.

I am using and am  now actually affiliated with a Company Called PayClix  For online rent payments fir your renters or lot rents .You can check them out on line .They have an Exclusive Accept or Reject Technology So you are in total control of the Payments You can Reject a Partial Payment so you are not stuck for 30 days or have to deal with 3 day notices or start Evictions .They can Do Pet Fees ,Security Deposits ,Pay any Service technicians ,Golf memberships ETC.They connect to your Existing Accounting system for a seamless integration.And are in the Process of building a Module Specifically for Mobile Home Parks .I have Managed Mobile Home Parks for years and Am still woking with a Gentleman who buys and sells them  .

My lease agreement makes the tenant responsible for all consumables, including light bulbs, smoke detector batteries, air and water filters, etc.if your lease does not specifically make the tenant responsible, then it is a landlord responsibility.
