MFR have a much higher success rate in New Jersey.  

I would not put Luxe in any STR, even a higher end one as I feel the standard is comfortable and nice. 

Some of them have a lot more capital than I do and higher risk tolerances.

That way I know with less equity upside upon renewal or backfilling the higher cash flow helps make up for some of that with the overall return.

Unless you are getting a bank loan and are willing to accept higher interest rates and balloon payoffs, buying within an LLC is not a clear-cut decision.An LLC can be created very quickly and should costs under $1K, but you need to know there will be costs and time to maintain that LLC every year.  

I buy blend and extends for cash nationally where I can extend the lease or backfill.I buy at 10 cap rate or higher.

Higher leverage means (hopefully) a better return on your invested capital.
