Purchase price: $70,000 Cash invested: $60,000 Sale price: $70,000 Have under contract for $70K and will rehab.

They luckily took it in stride (and the grocery store is 10-minutes away) and still left us a 5-star review.But now, I'm wondering what can be simplified and what are more sustainable practices in the long run.

I'm wondering if you signed for it finally and if yes can you share your opinion? 

That will allow good analysis of sale price appreciation and rental history. 

Sales comparison A common method that compares the property to similar properties nearby and their relative prices.

Here's the problem: They are not a sustainable asset for most to own; they are difficult and costly assets to exit through a sale; if you achieve favorable refinances, you may be able to use those funds to buy other (hopefully better assets) but are now faced with operating highly leveraged bad assets. 

If the deal goes south and you have next to zero money in the deal, selling a short sale or walking isn't as risky for you since you aren't losing much.

-Cons: On sale of property, the new owner would have to start from scratch on the income generation.
