Living in a very expensive real estate market (like my Seattle area), long distance real estate investing provides a dynamic path for building a robust and diversified portfolio that I didn’t think was available.

Those on the lower end of the income scale are more affected by inflation, and companies like dollar stores that cater to them have had a harder time growing sales. 

What would it look like today as a multifamily versus single-family?

I second what John said, but if you are severely design impaired like myself, maybe ask around some local hosts / host groups.

Class C is more work than class B, but if managed well can do great.  

So you'll be putting out quite a bit of money to do that, and when you sell, you'll most likely have to convert it back.   

I also have no interest in being in the car wash business, or the laundry business, or the AirBnB business, things like that which seem to appeal to a good number of people, but not me.I like to KISS, and just focus on market rate rentals, 12 to 18 month leases.

Like I said I have the buyer ready to buy.
