We occupied it as a primary residence two out of the past five years.We can command strong rents and have a very healthy tenant pool.Some numbers: Based on the comps, I believe we could sell for north of 200k (let's say 210k for the sake of math)We purchased the property for 130k and currently owe 117kThe mortgage, all in (PMI included) is about $970The rent is currently $1625/month (now on month to month)Our strategy is really buy and hold.

As we do that, we go through this checklist: https://www.biggerpockets.com/files/user/kubaf/fil...After it's done, I can then re-watch the video over and over and use my favorite estimating tool to itemize the repairs.This is exactly the same thing that I do for my local flips, except I'm the one recording with my phone.That being said, the question becomes should you get into something like that.

If someone disputes, paypal will likely side with them and take the money from your account to refund them, and if there isn't enough money in your paypal account, per the user agreement they can pull it from your bank account.If you are out of state, why not hire a PM?
