Not sure if it'd be of interest to you, but a buddy and I built software that helps RE pros find and close more off-market properties through real-time, custom intent signals like probates, pre-foreclosures, code violations, and eviction notices.

We fill the holes with silicone and never hear from the customers again.One more common problems with bathrooms has been addressed in a few posts and this odor is caused when there is a leak in a sewer, drain, or vent pipe.

I am slowly picking up some repeat customers. 

Pretty simple, yet there are some who argue such points based on their experience as customers or being related to a transaction..

Current contracting customer How did you finance this deal?

FWIW I've had building inspectors refer customers  ;-)

For context, I have a business degree in marketing (not good I know) and work for the biggest single family rental company in the US doing entry level customer service.
