Self employment can be super fulfilling so I'd be looking at what you need to do to save 10k a month.Real estate makes most people millionaires, but don't forget that the ultra rich have most of their wealth tied to business interests. 

While the 70% ARV seems like a great general guideline to follow, I've found it very difficult to get deals that fall under that rule in ultra competitive markets.

However, just wondering for those like me looking at a more conservative risk return profile, have you in the past took a “flyer” on a higher risk/ultra high potential return deal? 

Ultra high net worth investors do not want to ( dig for deals ).

@Paul SandhuDepends on the tenant, the good ones get the ultra soft and the bad ones get a three leaved plant that grows on a vine.

They also were using ultra aggressive proforma numbers thinking that the covid rent increases and appreciation numbers would continue. 

I priced an ultra conforming loan this morning that was near 6.25%+/- on a 30 year fixed and 5.5% on a 15-20 year term.

I installed the sticky ones but in my next project I will probably go with the click together ones (Allure Ultra).

Earning the return you want net with RE will send you into the ultra risk stratosphere.  

I noticed the only deduction really left untouched is the charitable deduction which is what the ultra-wealthy use as a total scam.
