You can't be tossing around these $10 tree-calf expressions and not expect to get your tail tweaked.

We've definitely seen a shift in the market over the winter, and with it all of us have been adapting and tweaking marketing and acquisition strategies.

If your market is as hot as ours (Avg DOM 61 days, 2.2 months supply), I'd expect it to sell.I don't think it needs the minor tweaks of shrubbery or new colors.

With all that said, it sounds like you have a great property going for you, and with a few small tweaks, you could be in the right track to $120k/year.

As a tenant, if the issue is small enough that a few small tweaks are going to fix it, I'd rather the LL walk me through it than have to deal with a repairman coming to the house.

I think I’ll have some good success, just need to tweak marketing until finding something that works.
