Finally, I use the monthly % discount to then make the OTA payout  equal to my direct booking payout.

So if we do have a small crash or large correction across enough markets, and rates came down to 4-5%, the people who are selling now at the discounts you are referring to will seem foolish as the valuations stabilize/rebound.

Unless it's a tremendous amount of money, it will probably be more trouble and cost to collect than you're willing to get into.

If you and your spouse, or if you have a single-member LLC, then I recommend rocket lawyer or a discounted version.

I suppose if I found a REIT that invested in multifamily with very little floating rate exposure that was also heavily discounted, that might be a good deal.  

We can request a discount on the listing fee and it will be most likely 1-3% and you will still need to pay the buyers agent fee.
