We live in small town Arkansas with a very low cost of living. 

A little bit of background about my area, It's a small rural town about an hour from Cleveland and 75 mins from Pittsburgh.  

Outlying towns haven't encountered the same level of issues, so little to no restrictions.  

My oldest child is going to college next year in a town where I could buy a house for $160k.

I did 4 fundings in Janesville last year and my guy got through the first one on time and for profit we expected then he up and passed away from a Diabetic coma.. leaving me with 3 that I had to work out of .. two I sold right away for what I had in them one we made a small profit It happens.I do background checks  dont really care to much about credit but I dont want any criminals and then If they are married I want to meet the wife and take them to the nicest dinner in town.

He worked in the water department in a Northern CA town for 30 years I helped him buy his home which he had paid for .. and we had many plans to do what we both love go trout fishing ..So there is a balance.. and for me being north of 65 I have all sorts fo business I work on every day I work harder now than I did in my 30s when I lived in the Napa Valley and play 140 rounds of golf a year.. at this age what else is there to do..

Small town, in the country, 2/1 on one acre.  

I know it will be lot more challenging building it but I dont know where to begin with.What town are you in? 

I am interested in house hacking around the Camden/Burlington county areas (towns like Cherry Hill, Mount Laurel, Collingswood, etc), specifically at duplex/multifamily properties.

This property is of interest because of proximity to town and because of the rehabbed SFH.
