The sink  for dishes use this other one, clothes use this other one. 

I love everything to be clean. especially in the kitchen, no dishes in the sink etc.. some in my family will not clean unless you are on them.

One time we had to replace the faucet in the kitchen, and a tenant was so angry because "she couldn't wash dishes" and I told her "the bathroom sink works fine" and she got so livid and angry with me, told me she was going to take me to court to pay for all her meals because the kitchen didn't work.    1000% not worth the stress  

Plus the angle of the dish, sun activity etc.

A couple of days after her check-in, we asked her how it was going and she mentioned that the dish drying rack we provided wasn't working out. 

I set up the dining area with a keurig and coffee pods, just cheap ones I bought in bulk at Walmart, which you wouldn’t do in a room rental situation and had plenty of dishes and made sure I kept the kitchen picked up although it was their job to clean up after they cooked.

At one point, our sink was not working properly so we had to do dishes in the shower...- Not having a reliable/quiet heat source.

Buying only if it's particularly tasty or creative or more interesting than another box people sleep in. 

A month in, my tenant was using the counter for wet dishes without a rack or towel under them and water damaged a section of the laminate.
