And you also need to be super careful about their 1-yr contract if switching to different a pay model (We are dealing with them for $27000 early cancellation penalty now) Although they have many functions such as generating one listing from Guesty and pushing them to all different platforms, we realize that pushing to multiple platforms is not necessarily generating more income.

I understand your point, but many people do not realize that the reason for the increase in insurance premiums is due to fraudulent claims.

I did not realize they did any cash back on a rate and term loan.. congratulations

The Gov. is US, you and me, "we the people" so it should be a Duh-moment realizing we are all paying for it via empowering someone to take from us and pay it in a roundabout manner..... 

I then paid back the lender and decided to make some more improvements on house 1 because at this point I'm realizing house 1 could be worth a pretty penny.

I am also type of person who always thinks I know what I want and as I age realize things change - I say this because this would lead me not to want to buy a house now to rent to move in the future - I would look at it if it worked as a good rental and assume I would not live there and if I did later in life that’s bonus

I also suspect home prices would initially rise on the first 1-1.5% of cuts, but ultimately fall once we get to the 3-4% range as large  pre-pandemic supply comes back online, compounded by boomer land lords selling realizing the top of the market is in the rear view mirror (at least for them).If you eventually get squeezed on lower rents and valuations as the market normalizes, the ability to BRRR your pandemic era deals will be limited, so how do avoid trapping capital in the deals you already own from this environment? 

I am helping a client who is also a Veteran to do this exact thing right now; at first he wasn't sure he wanted to move twice to make it happen, but when he realized he was going to basically get a cash flowing rental property for free(no money down) he realized it was an easy decision.

The newbie, unknowledgable agents that can't really help you will do it until they realize that they are wasting their time and gas money.
