It would be interesting if Section 8 payments for your area were higher than what you say is average for the same bedroom count for non-voucher holders.

What can we realistically expect from a builder in terms of closing cost assistance and/or rate buy-down I would never buy a new build at full price and count on zero cash flow. there was a guy who bought one and it doesn't cash flow and he's counting on appreciation. you should at least look at multifamily and in addition look at building your own.

if its the one that cost 10k and you have to split the first 500k in profit.then i think you have your answer.I fund flippers at 100% that I have worked with for years and I dont charge 10k and I dont take profit I just make my fee.. this guy is selling the dreams of making 250k and thats what they count on you hone in on that but you know how hard that is ??
