They'd be a partner and help provide solutions to operational challenges when scaling, we'd bring tech in like Breezeway for scheduling, give them a company card with spend limits to buy supplies, they even ended up landing a deal with a local laundromat to wash and fold there after-hours to make their lives and ours easier.Truly a win-win.

If you are spending 325K on buying and 200K on rehab all in you are at 525K, you'd ideally need the ARV into the 600/700K range to give cushion and room since I would assume you would do a refi at the end.

I'm gonna go out on a limb and say the first-time investor isn't looking to spend $2M and be in the black $1,000/mo or more.Secondly, and most importantly, you can NOT get an STR in Breckenridge (or Keystone, another option in your response).
