Not sure what sort of business you have or what business space you want.

If you did a septic complete and well drilled and electrical to the space then that has value in appraisal.

If you feel comfortable drafting the deed yourself and going to the County Recorder to record, you may be able to do it that way, but be wary of unnecessarily screwing up the chain of title or marking something incorrectly, as often happens with DIY projects in the legal world.

If your lender worked hard for you, and you have a relationship with them, be considerate and do not do your refinance until you have hit the 6 month mark.
