Here is what we have found and I will probably catch some heat for some of the things I have to say, because it does not sound "investor-friendly".

Might want to tuck that (and your TWO years of experience) back in.I guess if you consider doing 80% MORE investor business in 2024 than I did in 2023 "slow", okay then... ha ha ha.But hey - if people like you insist on being a complete jerk here, showing everyone exactly who they are, as Mel Robbins says, I'll "Let them".Who are you, again? 

Sounds like a tough situation you got in.

Kind of sounds like heaven...   

This is when the tables turn to you restructuring the contracts you have with them or really going out on your own completely.

But, it does not sound like that is one of those situations. 

And when you are competing with speculators based on sound investment theory, you will lose out.

For me, the later option sounds more reasonable, cause the exteriors are covered by the HOA.

Sounds like a box of unexpected surprises, I'd pass.
