Hello I live in PG county looking to find a place to house hack/short term rent what’s the most optimal area to look.

Owner not spending a lot of time and money on marketing really just wants to flip it. 2.5 acres / 18 Stalls 50' Deep @ $205/month/ 24 Stalls 45' Deep @ $185/month/ 60 open air slots $70/month (Approved to build 26 more stalls in the place where the open air storage is)Full fence with gate on remote key pad and security cameras + lights.

Vend in any personal money (HELOC, savings, etc.) then the property is secured by LLC and PG both parties.

Of that 10 only 5 actually keep their viewing appointment (I schedule at least 3 on the same time slot), I require all applicant to send me a confirmation text 1 hour before our viewing.

It pushed more debt onto the financed property, but lowered our interest rate by a lot on the new loan, plus freed up another loan slot to buy more properties down the line.  

If you get their cameras installed just make certain the installer caulks the top of the cameras (where the memory card is inserted - the memory card is optional but there's a slot for them on the cameras I have) to keep any water from getting in, because it does happen. 

-JoeIn PG county any of the areas you mentioned are perfectly fine, I think Hyattsville and College Park have the most upside.In D.C., Riggs Park all the way, one of the nicest areas under 1 million dollars in the the city (No nightlife though).
