I get the #s have to pencil but i'm asking PURELY from an area perspective, would you buy a rental home (get that some on there are focused on multifam) in this area?

We could probably shave some more time off our builds as well but we have our subs so maxed out on all our projects we have some ineffeciency we need to deal with.

No problem, they put in expanding foam spray into the crack. 

I do want a good return on my investments, but if there's a way that I could shave a few basis points or percentage points off my return (so that it is still profitable) AND I have a positive impact on a family, community,...then I'm more than willing to do so.I understand it limits my potential partnerships but after going to b-school with a bunch of folks who were solely focused on maximizing shareholder profits at all costs... ehhh I'll pass.  

That brand is a good one as I have seen it spec's on some of my commercial projects for a comm room.I would look at installing spray foam (open cell) into the walls.

We bought a memory foam topper from CostCo a few years ago.

Rats and mice can scratch through basic foam you would shoot into that spaces.... though foam alone often could probably solve your issue.
