you will do fine just know the rules on tax sales before you jump in.and the best place to do that is your local title company that sells title insurance they will tell you what they need to issue it.. thats the bottom line.. if your in an attorney closing state then the attorney who specializes in real estate closings should know this off the top of their head..

Ideally, I'd like to take advantage at Airbnb'ing both units, but I am wondering if I should play it safe and long term the top unit to ensure consistent income and Airbnb the bottom unit.

Property is in Dearborn, MI - a good midwest rental market, on a C+ / B- area.Duplex has a 2Br, 1Ba bottom unit with a finished basement.. and the top unit is a 2Br, 1 Ba.

I gravitated toward becoming a real estate investor 8 years ago without realizing that was happening.We bought our first home in 2010 (foreclosure) with cash during a time when prices were near bottom, and we bought using 60% our own money and 40% private loan from my MIL.
