Likely, their only profit will be any residual cash flow left over after they've paid retail for everything along the line (as you said).And will that cash flow conform to pro forma predictions?

For Instance: If a medium density (4 to 6 lots/acre) Single Family detached development is the most appropriate use, you can work backwards by running a residual analysis to find for paper and finished lot values.For Example: Let's say that single family homes in market area of the site for ~2,000 sf house is currently selling for $250,000.

I have used hypothications at my commercial bank.. they work great if you have the banking relationships.. mine were not for my lending company it was back in my timber days.. and it was common that I would need to sell my residual land that was left after the logging operation on Contract... usually 1 to 3 years.. in Oregon it can take a year or more to get a building permit out in the country..

Maybe in an ultra-hot market you could just sell outright (flip) and collect the extra cash but now you're looking at significant tax implications and there's no long term residual income.
