I thought I'd post the eviction updates as they passed thru the court system as I had no idea how long an eviction took before I started this process.1) 5/1/2018 Served 30 day "Notice of Non-Renewal" for month to month lease.

They'll text if i left my garage open, they've brought our runaway dog back, signed for deliveries, they don't make a ruckus on weekends, etc...That being said, I would like to get their rent up to $1200-$1300 come lease renewal but that would be another significant increase.

If you get someone to sublet to you and then you build a successful VRBO or Airbnb what's to stop the owner from raising your rates at lease renewal or not renewing your lease and doing the same thing your doing?

I do require all tenants to carry liability insurance coverage, minimum 1M, and insist they show me proof annually of their policy renewal.

@George BaileyI spoke to a bank and they said a visa is ok but I mentioned that the visa may require renewal every 5 years so they offered balloon before expiry.
