@Matt Katsaris To be honest I didnt even know what a tri tip was until I did a remodel for a Cali transplant here in Texas.

I purchased a Duplex for $574,000, It currently Rental income was A=unit 1100, B=1150 total: $2250I remodel both units and rerented with a 2 year lease.

Currently run as two units with the owner running his nonprofit in one unit and his convenience/grocery store in the next unit.He wants out of the property fast due to repeated armed robberies over the 20 years of ownership as well as overnight break ins requiring complete remodel of the front face of the building.

I've done a lot of remodeling myself over the years (lucky to have a dad that's a great builder!)

I'm pretty handy, I did my mom's kitchen remodel by myself for example.

Was getting my kitchen remodeled.

Also do y’all know any good property management companies and rehab/remodel companies?

I'm closing on a great, cash flowing 5 Plex, and I'm going to be Brrrr-ing. I wanted to ask some more experienced landlords -- What can I do (as cost effectively as possible) to help make the exterior of the building ...
