I haven’t read over Napier’s book in years, and don’t remember that particular technique being in it.  

If I remember correctly, East Coast Tax Auction LLC and Red Rock Capital were two of the high volume bidders.

Remember the seller and seller's agent do not have your success as a priority regardless of what they may say.

Then I remembered I have coworkers out there!

If the HOA told you upfront they don't allow short term rentals, and you're going to buy and use it for that anyways.....just remember when they fine you $5k, $10k, $20k that you will have no one else to blame but yourself.

Remember when it rains it pours... in other words, occupancy will dip and in conjunction with higher expenses and lower/flat rents so its not just one metric moving. 

Remember these things are getting rapidly better.

I remember the early 2000's and there are a lot of 'pre construction' projects that never came to fruition..not suggesting not to invest there just dive deeper into fundamentals.

Bubble formations will be the most rampant in these areas and the chickens are coming home to roost here.I remember at a REI meeting someone told me they'd take 6 Rocky mount over 1 raleigh.
