"(Pick-a-minority) tenants are the worst."

Point I am making:  My contractor is BETTER THAN ME at contracting and picking the right products for him to use.

Both of these are suffocating with inventory, too much is piling on top, so interesting you pick between those two. 

I picked up a portfolio of homes the previous owner had for 15+ years so I'm dealing with what seems to be a lot of deferred maintenance.

I like Mynd, since we've picked up a few defecting owners. 

This will allow me to have better deals and can profit on the work as a contractor.Are their any clause which prevent thi@Mak K.Usually the insurance company will let you pick a licensed company to do the work to your property.  

Whatever you do, NEVER pick up rent. 

I have a lease ending at the end of the month and have had my pick of 4 tenants all begging to rent from me.

I would pick Rancho Cucamonga, but good luck finding something that cash flows.Good Investing...

By next Summer and over the next several Summers you should pick different trades...next Summer go to work for an electrician, the next a plumber, the next an AC company, the next a roofer, the next a painter.
