@Ching Yang, If you reword everything in terms of "act of service", you will be looked upon differently.Wholesalers enable quicker access to capital through a network of buyers to motivated sellers, without having to fix up the houses, that traditional MLS or retail buyers cannot provide.

I would lean towards younger if you were able to tell their finances were in order.My only concern with the older tenant is that her history shows she redlines her finances, and with the average person history shows more about someone than just their willingness to change (think about how many new years resolutions go undone).

I get the general idea of why a cash offer is better, it's quicker, more secure, probably won't fall through in escrow, can display POF.But other than that, if you are underwritten and already approved for a loan amount, what's the huge difference if the seller still is going to get the same amount of money in the end, say $2M from a cash offer versus $2M from a person borrowing.

Although I love these things, I don't like the noose around the neck feeling of the debt and many years of hard work to pay for the toy that loses its value quicker then you can pay them off.
