I actually spent about 6 years getting out since my partner would not buy me out, would not let me buy her out, and would not agree to sell the properties so that we could split the proceeds and move on.It was 2005 when I first told her I wanted to sell and we had well over a million (paper) dollars worth of properties with 5k / month positive cash flow and about 200k in debit.

It can go either way, since it is Not the tenant's money any more, unlike deposits or pre paid rents.

I might give it a shot with a 6 month lease and a big rent deposit or prepaid escrow if there were no other qualified applicants, but i would go with another qualified applicant if i had one.....Ill follow this one to see what everyone else thinks....

I'd prefer only do check or debit card payments.- I'd also like to hear what other investors do too.Please do not recommend that I use Paypal, or my own bank (I've been there, done that, and prefer not to go that route as of now). ;) Right now - I take online RENTAL payments for my different LLCs that rent real estate, via rentpayment.com, and it works great.

So total charge is $2930.83Title company cost $1487.00 which include all recording fees not including prepaid expenses like real estate taxes or utilities.Very interested to know what bp community have to say.

Closing cost not only includes down payment, but insurance (must pay 1yr upfront), survey costs, PMI prepaids, state/city/county recording fees, etc.
