Hector, first of all congrats on the big step.

Even if the property owner LLC is named as a co-defendant for construction related liability if you implement the steps I mentioned in my earlier post,  in most instances construction related liability can be deflected to Builder or responsible sub contractors. 

Being flexible in a way that still protects your investment can help build a better relationship.However, if they’re not responsive or don’t show good faith, you might need to take a more formal step, like issuing a notice to pay or quit.

Hey everyone, me again, I am practicing underwriting MF deals and came up with a few questions (I am sure there will be more). 

What is the best way/approach to go about this step in the process? 

I am not spending $40k on their next step, but this looked like a good investment ($1500 and a money back offer).

The more you practice, the more authentic you'll start to sound.

It's great that you are getting ready to take the first step to house/room hacking.

So with 150k and good credit you are already starting a step above most. 

This is an extremely unusual practice, never seen this in 15 years of my investing career.
