I used to work in the area, not personally investing there, but I have helped handfuls of investors secure financing in Dutchess and Ulster counties, I do know it’s seeing some heightened interest from investors due to its proximity to the ever-expanding NYC and relatively lower property prices compared to alternative areas.

Depending on which brokerage you use, you could possibly borrower against your securities holdings with a line of credit (similar to a margin loan) if it's not a retirement account. 30-35% of the balance would likely be within reach, but make sure you FULLY understand margin calls and when they would trigger.

Lenders want that security, especially with newer LLCs, and often, you’ll need to show personal backing.A DSCR loan (Debt Service Coverage Ratio) is an option that looks at the property’s cash flow rather than your personal income, which is why many loan officers suggest it for newer businesses.

Those of us with more experience in the industry would once again have the opportunity to build direct connections with homeowners and secure better deals.

I'm curious to hear more about how you went about securing that and at what point in your investment journey you first did so. 

I’ve seen buyers in situations like this secure terms for primary residence use compared to investors.. so it might actually work out in your favor if your buyer wants to live in the home.Funny enough, a friend of mine ran into a similar situation in Austin last year.

Instead, make sure you’re securing the best deal possible.
