@Doug Smith Yes, I put 25% down on my last investment which is what was required by my lender, whom I like.

Our team along with clients all are heavily investing in the area, and it is a strong place to start. close proximity to New York and New Jersey, paired with extremely affordable property/taxes and high rental demand make it on most people's radar.  

One thing to remember when you are getting into RE investing is to have your team of people or as Brandon Turner from the Bigger Pockets Podcast calls it your CORE 41.

I would like to briefly explain my situation and want to hear your guy's advice on what i should do and what action i should take in order to maximize my time and investments.

I highly recommend investing in a property management software, such as Hospitable, for syncing your calendar, automating messaging, and scheduling cleans, as well as a dynamic pricing tool, such as PriceLabs, for optimizing your pricing based on market demand, local events, and seasonality. 

So the barrier to entry is not as high as traditional investments.
