Not sure, but I don't see interest rates coming down much in 2025.There are always opportunities if you look for them, no one will like bring them to your front door on a silver platter.It seems like when you aren't looking for opportunities they do present themselves.Kinda like it's easier to find a girlfriend when you already have one.

These rentals wouldn't count against me (e.g. if they had bad reviews, they wouldn't be on my listing since the old property management company just paid me out).This gave me the opportunity to get the tail end of the high season and get some money in the door.  

This can provide more lucrative opportunities by allowing you to take advantage of lower closing and holding costs while keeping much or all of your money out of the deal.Every investor starts somewhere.

Yes, markets like Cleveland would be better in your case since it is more cashflow heavy and there are more opportunities. 

There are some opportunities locally i am considering.

i feel like RE is one of the best examples of the exponential growth or delayed gratification. the small things we do and the connections we make during our real estate journey seem so insignificant at the time. but it only takes 1 opportunity or one phone call to launch us to the next opportunity and then everything starts to build on itself.
