I'm trying to owner occupy with FHA/Fannie Mae using minimum DPs.

I found a house I like but I’m having challenges because it’s renter occupied, there are boxes and stuff everywhere.

Note when you owner occupy 1) there is no vacancy 2) there is no PM 3) maintenance/cap ex is usually lower than with a tenant.  

ADUs do not get good valuations but they do better than JADU I suspect due to owner occupied requirement of JADU. 

Since I occupied one of the 5 bedroom I was able to handle the cleaning and maintainence easily.

My insurance agent tried Allstate but they said all units need to be occupied before they write a policy. 

Reason why I mention this is FHA has a guide line that requires the primary owner to live in the "Main" house or occupy the larger GLA.

She will be the owner-occupier for the first year until moving out to rent that unit.

We see this over & over, again & again - someone posts they need help finding a property and suddenly, every agent out there is "Investor-friendly".Funny thing is, RARELY do you see an agent sharing what qualifies their claim.In our experience, +95% of agents only know how to deal with owner-occupied transactions.

\I intend to owner occupy the property while she will use it more as a second home.
