Who knows how many keys are out there now and wouldn't you change them as a matter of course when a tenant leaves?

Most likely due to wanting to invest his time more wisely:)If you can move in with family or friends RIGHT NOW and rent out your house and start DIY managing it BEFORE moving out of state, that would be best.Otherwise, handymen, cleaners, agents, etc. are highly likely to take advantage of you once they find you you live OOS.

I am a local agent here in Sacramento & I am a house hacker myself with 2 properties here that now cash flow.

So right now I will counteroffer a low ball number but it needs a lot of work.

I had an investor friend buy the house I’m living in now and he sold it to me on a lease option.
